New Product Launch! (sort of)
Happy Sunday!
In this week’s letter, I’m announcing the launch of a new “product” and, more importantly, explaining why we are launching the said product.
Spoiler alert - it’s not what you think …

We’re launching the Weekly Warmup research database!
Coming this week, I’ll press “launch” on a website and research database dedicated to the Weekly Warmup, Bullpen’s weekly research newsletter.
Over the past several months, our team has curated all of the CRE market data releases from major brokerage houses and cataloged them in our emails. We heard that people are saving them for reference in the future, which gave birth to the idea of creating a database that our readers could use when they have research needs.
… but why?
I’ve written before that being the CEO of multiple businesses is a recipe for disaster. It’s usually unwise to split focus as both efforts typically underperform.
The Weekly Warmup is a newsletter that we created with the goal of spreading Bullpen’s brand. Corporate newsletters are a mainstream marketing channel, but we aimed to do it a bit differently - writing about stuff that our customers might actually care about.
The launch of a dedicated site for the Weekly Warmup along with a research database product is the next evolution of our marketing effort. My hypothesis is as follows …
IF we create a research product that is genuinely helpful for our target audience and give it away for free, THEN we’ll generate more inbound leads for Bullpen merely by its association.
As such, the Weekly Warmup isn’t a new product. It’s a marketing experiment.
Are we dumb or brilliant? The market will decide.
That’s all for this week!
